Due to our previous experience from earlier works carried out at 5Rise shopping and library centre, and our good working relationship with the client, SNJ Architects were appointed to help deliver the fast-track merger and refurbishment of 4 small retail units into 1 large retail unit.
The enlarged unit provides retail space for a national ‘pound shop’ retail company, who required the hand-over of the retail space in a very short timeframe to enable them to be open and trading ahead of the Christmas build- up.
The 4 existing retail units all had differing ground floor levels to suit the gradient of the external mall, which represented a significant challenge within the short timescale that the contractor had to carry out the works (the level change was in excess of 750mm). This coupled with the full-strip out, white-box shell and partial fit-out specification that the landlord required the unit to be refurbished to, and an existing tenant who only vacated
their unit halfway through the build programme, meant that the works needed to be closely managed to ensure both timescales and costs didn’t increase.
The works were completed within 8 weeks and the unit handed over to a delighted tenant one week early.
